The average roof replacement in Chicago takes one day for a standard residential home. Larger or steeper roofs might take two. Either way, we don't leave a house uncovered overnight. If we tear it off, we cover it before we leave. No exceptions.

Most roof leaks in Chicago come from one of five places: pipe boots, step flashing at walls, valley flashing, damaged shingles, or failed seals around skylights. We find the actual source. Not just the drip point in your ceiling. And fix it right. Water travels along rafters and sheathing before it drips, so the leak location and the damage location are often 10 feet apart.

Wind speeds above 60 mph cause shingle tab lift and adhesive seal failure per ASTM D7158 testing protocols. Our Chicago inspectors check the entire windward exposure. Not just the obvious damage. Poor ventilation causes ice dams which cause water intrusion under the shingle field during freeze-thaw cycles. We document all contributing factors so your insurance claim covers root-cause repairs, not just surface patches.

Proper ventilation is the most overlooked element in new roof installation. We calculate intake and exhaust per IRC R806 based on attic square footage. Balanced ventilation. Soffit intake matched to ridge exhaust. Keeps your attic cooler in summer and drier in winter. That extends roof life and cuts your energy bill.

Corrugated metal and R-panel (exposed fastener) at $5-$8/sq ft installed for agricultural buildings, shops, carports, and covered patios in Chicago. 29-gauge is budget, 26-gauge is standard. For residential, we recommend 24-gauge standing seam at $12-$22/sq ft. The aesthetics and longevity justify the premium. DaVinci composite shake and slate profiles offer the look of natural materials with metal's performance. Perfect for Chicago HOA neighborhoods that restrict metal roofing appearance.

Architectural shingles are what we install on 90% of Chicago homes. They're thicker, heavier, and more wind-resistant than the old 3-tab flat shingles. They also look dramatically better. Dimensional profiles that mimic wood shake or slate. Standard architectural shingles carry a 30-year warranty. Premium versions go to 50.

PVC membrane for Chicago restaurants, commercial kitchens, and facilities with rooftop grease exhaust or chemical exposure. PVC resists oils and animal fats that destroy TPO and EPDM membranes. We install IB Roof Systems and Duro-Last PVC with factory-fabricated accessories for watertight penetration details. Built-up roofing (BUR) uses 3 or 4 plies of fiberglass felt in hot asphalt with a gravel or cap sheet surface. Oldest proven flat roof system, with 30+ year service life in Illinois. We still install BUR when the application calls for it.

Need a commercial roof coating? Silicone coatings over existing TPO, EPDM, or metal extend life 10-15 years for a third of replacement cost. Not every roof qualifies. The existing membrane needs to be in decent shape. We core sample and moisture scan to verify before we recommend it.

Clogged gutters cause fascia rot, soffit damage, and foundation erosion from concentrated water runoff. That's not a marketing scare tactic. We see the damage on every other gutter replacement in Chicago. Properly sized gutters with adequate downspout capacity move water away from the house. We calculate capacity using rainfall intensity data for Chicago: roof area x pitch factor x rainfall rate in inches per hour. Standard 5" K-style handles 5,520 square feet of effective roof area.

Roof inspections are free for Chicago homeowners. No strings, no obligation to hire us for repairs. If your roof is fine, we say so. If it needs attention, you get an honest assessment of what's going on and what it'll cost to fix.

Fallen tree damage requires immediate structural assessment before tarping. If a tree has displaced rafters, cracked a ridge beam, or pushed through ceiling joists, the structure is compromised. We assess from both exterior and attic, coordinate with structural engineers or framing contractors when needed, and tarp only areas that are structurally stable enough to support the tarp hardware. Insurance claims for tree strikes require separate line items for tree removal, structural repair, and roofing repair. We document each scope independently.

We install three types of skylights: fixed (sealed, just for light), vented (opens for airflow. Great for bathrooms and kitchens), and tubular (flexible tube through the attic. For tight spaces where a standard skylight won't fit). Each serves a different purpose.
